Most Expensive House in the World: Top 10, Sold or Valued

Ten of the most expensive houses in the world, split into those with a recorded or reported sale price and those valued only by estimate, with the deed, auction or accounts behind each figure.

The most expensive house in the world depends on whether you count appraisals or receipts. By estimate it is Buckingham Palace, at $4.6 billion in Guinness World Records’ October 2026 figures. By sale it is Providence House in Chelsea, reported at GBP 265 million to GBP 275 million in 2026.

Those answers are different kinds of fact. This guide ranks ten houses in two groups: four with no completed market sale and six with a price behind them. Figures are as of October 2026, with the currency named each time.

What Is the Most Expensive House in the World?

Buckingham Palace carries the highest estimate, $4.6 billion, but nobody has paid that. The highest reported price paid is for Providence House in London, GBP 265 million to GBP 275 million in 2026. The highest price on an official deed is $239,958,219 for a New York penthouse in 2019.

Four Houses With No Completed Market Sale

These four are valued by estimate, construction cost or a deal that fell through, and rank by the figure attached.

1. Buckingham Palace: The Estimate That Tops Every Ranking

Image: The Royal Family (royal.uk)

Basis: estimate | Value: $4.6 billion, October 2026 (Guinness World Records) | Size: 775 rooms | Role: official London residence of the sovereign

The palace has 775 rooms, including 19 State rooms, 188 staff bedrooms and 92 offices, according to royal.uk. It measures 108 metres across the front, 120 metres deep and 24 metres high, and has been the official London residence of UK sovereigns since 1837.

No sale price exists to anchor the dollar figure. George III bought the earlier Buckingham House in 1761 for Queen Charlotte, and more than 50,000 people a year attend banquets, receptions and garden parties inside it.

2. Antilia: A 27-Storey Home on Altamount Road

Basis: estimate | Value: $2 billion (Guinness World Records) | Size: 37,000 m2 of living space | Owner: Mukesh Ambani

Antilia rises 173 metres over a 4,532 square metre plot in Mumbai and was completed in 2010 to a design by Perkins & Will. Guinness World Records counts 168 parking spaces, three helipads and room for 600 staff. The triple-height floors make it as tall as a typical 60-storey office tower.

The $2 billion is a valuation, not a transaction, since no sale price is on record. For the fortune that built it, see our breakdown of Mukesh Ambani’s net worth.

3. Istana Nurul Iman: A Palace Priced by What It Cost to Build

Basis: construction cost | Value: about $1.4 billion, completed 1984 | Size: 200,000 m2, 1,788 rooms | Role: home of the Sultan of Brunei and seat of government

Guinness World Records lists it as the largest residential palace: 200,000 square metres (2,152,782 square feet), 257 bathrooms, a banqueting hall for 5,000 guests, a garage for 110 cars, an air-conditioned stable for 200 polo ponies and five swimming pools.

The $1.4 billion is what it cost in 1984, with Leandro V. Locsin as architect and Ayala Corporation as builder. Because it is also the seat of government, it has no market price to compare with a sale.

4. Villa Leopolda: A $530 Million Deal That Collapsed

Basis: agreed price, never completed | Price: reportedly $530 million, 2008 | Size: 8 hectares | Owner in 2010: Lily Safra

In 2008 Russian billionaire Mikhail Prokhorov paid a deposit of 39.4 million euros ($53.3 million) on the Villefranche-sur-Mer villa, which ABC News described as 10 percent of a $530 million price. He backed out as the financial crisis hit.

A French court ruled on 1 March 2010 that Lily Safra, widow of banker Edmond Safra, could keep the deposit, with an extra 1.5 million euros in damages according to her adviser. No completed sale exists, so the $530 million is an agreed figure only.

Six Houses With a Price Behind Them

Each of these changed hands, and they rank by price.

5. Providence House: The 2026 Sale Above Every Earlier Record

Basis: reported sale, not yet registered | Price: GBP 265 million to GBP 275 million, 2026 (about $350 million) | Size: two-acre site | Buyer: Suneil Setiya

Bloomberg reported on 2 April 2026 that developer Nick Candy had sold the Chelsea house for more than GBP 270 million, about $350 million. The Financial Times named the buyer as Suneil Setiya, co-founder of Quadrature Capital. It was never marketed.

The Grade II listed villa dates from 1809 and has the largest private garden in central London outside Buckingham Palace. On 22 September 2026 the sale was still not registered at HM Land Registry, according to Tax Policy Associates.

6. Chateau Louis XIV: Sold in 2015 for 275 Million Euros

Basis: reported sale, 2015 | Price: 275 million euros (about $301 million) | Size: 57 acres, 5,000 m2 of living space | Owner: reported to be Mohammed bin Salman

Emad Khashoggi’s company Cogemad built the chateau at Louveciennes between 2008 and 2011 on a 23-hectare walled site. It sold in 2015 to a buyer who stayed unnamed until the New York Times reported in December 2017 that Crown Prince Mohammed bin Salman owned it through Eight Investment Company.

Despite the 17th-century look it is a new build, with a cinema, fountains, a maze and a moat with an underwater viewing chamber.

7. 220 Central Park South: A Penthouse With a Deed Behind It

Basis: recorded deed | Price: $239,958,219, January 2019 | Size: about 24,000 sq ft | Owner: Ken Griffin

New York City’s ACRIS register holds the deed: $239,958,219.15, dated 23 January 2019 and recorded on 25 January for unit 50 at 220 Central Park South. News reports at the time rounded it to $238 million.

The four-floor unit works out near $10,000 a square foot. Citadel founder Ken Griffin signed the contract in 2015, while Vornado’s tower was under construction.

8. Villa Les Cedres: Campari’s 200 Million Euro Sale

Image: Cote d’Azur France, the peninsula

Basis: completed sale | Price: 200 million euros, 31 October 2019 | Size: 14 hectares of gardens | Seller: Campari Group

Campari inherited the Saint-Jean-Cap-Ferrat villa with its 2016 Grand Marnier purchase and announced a 200 million euro sale on 1 August 2019. It completed on 31 October 2019, with Campari keeping 80 million euros and the rest going to the former owners.

The garden holds more than 14,000 plant species, with 25 heated greenhouses, around a villa built in 1830 that once belonged to Leopold II of Belgium. The buyer was not named and Campari said the villa was for private use.

9. Jannard Malibu Estate: California’s Record Sale

Basis: reported sale | Price: $210 million, June 2024 | Size: about 15,000 sq ft on nearly 10 acres | Seller: James Jannard

Oakley founder James Jannard sold his clifftop Malibu estate in June 2024 for $210 million, the highest home price in California history, up from the $75 million he paid in 2012. It beat the $200 million Beyonce and Jay-Z paid in 2023.

The house has eight bedrooms and 14 bathrooms and a private stretch of ocean near El Pescador State Beach. The buyer was a Delaware company.

10. The One: Listed at $295 Million, Sold at $141 Million

Basis: bankruptcy auction | Price: $141 million with buyer’s premium, March 2022 | Size: 105,000 sq ft | Builder: Nile Niami

The Bel Air mansion was listed at $295 million. Concierge Auctions ended the sale on a Thursday in March 2022 with a top bid of $126 million, or $141 million with the buyer’s premium, set against about $190 million of debt on the property.

Builder Nile Niami had once touted it at $500 million. It remains the highest amount spent at a home auction.

The Most Expensive House Ever Sold

The answer changed in 2026. For seven years the record was Ken Griffin’s $239,958,219 penthouse, which is checkable in the city’s ACRIS property records because the deed is public. Providence House then reportedly sold for more than GBP 270 million in April 2026, with Bloomberg putting it near $350 million.

No registry entry exists yet for the London sale, so its exact price is unconfirmed. Until HM Land Registry publishes it, the deed-backed record is the Griffin penthouse.

What Drives the Price of a House at This Level

  • Land: Providence House sits on two acres, Antilia on a 4,532 square metre plot and Louis XIV on 57 acres.
  • View and location: 220 Central Park South sold at about $10,000 a square foot over Central Park. Air rights, the right to build or keep open the space above a lot, protect such views; the concept is explained in this overview of air rights.
  • Tenure: Providence House was sold on a long lease that reverts to the Royal Hospital in future, so its price is for a lease, not freehold land.
  • Provenance: Villa Les Cedres once belonged to Leopold II, and Buckingham Palace has served sovereigns since 1837.

Price falls when the seller is pressed: The One sold for $141 million against $295 million asked. This article is general information, not financial or investment advice.

What It Costs to Keep a Palace Standing

Buckingham Palace is the one house on the list whose upkeep is audited in public. The Royal Trustees’ report puts the reservicing funding agreed in 2016 at GBP 369 million. By March 2026 GBP 318 million, or 86 percent of the original budget, had been spent, according to the Royal Trustees’ 2026 review of the Sovereign Grant.

  • 2025-26 grant: GBP 132.1 million, of which GBP 60 million was for reservicing.
  • 2026-27 grant: GBP 137.9 million, including the final GBP 40.3 million reservicing tranche.
  • What it fixed: wiring, boilers and water systems not updated since shortly after the Second World War.

Private owners publish nothing comparable. Antilia has room for 600 staff, and Tax Policy Associates estimated the Providence House stamp duty at about GBP 13 million paid against about GBP 32 million at standard rates.

The Priciest Home in Each Market

  • United States: 220 Central Park South, $239,958,219 in January 2019, on deed.
  • California: the Jannard Malibu estate, $210 million in June 2024.
  • United Kingdom: Providence House, GBP 265 million to GBP 275 million in 2026.
  • France: Chateau Louis XIV, 275 million euros in 2015, reported.
  • India: Antilia, $2 billion by estimate.
  • Brunei: Istana Nurul Iman, about $1.4 billion to build.
